On the water the difference between a room and its view can be several stops. Shoot for the interior and the lake burns out; shoot for the lake and the room goes dark. I blend exposures by hand so both read naturally — the view stays a view, not a white rectangle.
The other half is timing. Each shore has its hours: some facades only work in the morning, others come alive at twilight. For larger villas I scout first, then plan the day around the light the property actually gets.
Lake Como is where I work most weeks — not the limit of where I work. I regularly travel across Italy and abroad for projects. If your property is somewhere else, travel is simply planned into the brief.
Both the Como and Lecco branches: Como, Cernobbio, Laglio, Argegno, Menaggio, Tremezzina, Bellagio, Varenna and the lakeside villages. The lake is an easy trip from Monza, scouting visits included.

Yes, and it is often what sells the property: gardens, terraces, pools and the view over the water. I plan the shoot around the hours when light works best on that side of the lake.
It depends on the purpose. For a listing or a luxury rental, one or two hours is enough even on large properties. For interior design, hospitality or editorial work we use the full day, with a second twilight window for the exterior and the lakeside facade.
Yes. I deliver files that work for rental portals and OTAs as well as for editorial print, with the same colour treatment.
